How long does it take to hear back about my application?

We typically process rental applications within 24 to 72 hours.

What happens after my application
is approved?

Once you are approved, you have 24 hours to confirm your move-in date and express your interest. After receiving the lease, you must sign and return it within 48 hours. If these deadlines are not met, we will offer the unit to the next approved applicant.

What is the move in deposit?

The security deposit ranges from $1,200 to $1,500. After you move out, we will assess any potential damages, and the remaining balance of your security deposit will be returned to you within 25-30 days.

Do I need to have
renter’s insurance?

While renter’s insurance is not mandatory, we strongly recommend obtaining it for added protection and peace of mind.

Can I make any alterations to my unit?

Please consult with us before making any alterations to your unit.

What is the standard length of a lease with Vive LLC / JEMS Corp?

We offer 11 month leases.

Do you allow pets? What about pet rent? Do you have any breed or
size restrictions?

Pet rent is $25 per month for each pet, with a maximum of three pets allowed per unit. Please ensure you receive approval before bringing a pet into your unit. We accept pets weighing up to 50 pounds, and a refundable pet deposit of $100 per pet is required at move-in.

While pet rent and the pet deposit do not apply to service animals, we do require notification of their presence and proper documentation of their status.


What is your policy around noise?

Please refrain from playing loud music or creating excessive noise between 10 PM and 7 AM on weekdays, and between 11 PM and 8 AM on weekends.

What is your policy around musical instruments?

They are allowed, but need written approval
by management.

What about guests?

Guests may stay in your unit for up to two consecutive weeks. If you expect them to stay longer, you must notify us beforehand.

Do I need to pay for utilities?

Water and sewage are covered by us, Vive LLC, or JEMS Corp. Internet, gas, and electricity are the tenant's responsibility.

What are the policies around
trash / recycling / compost?

Please break down cardboard boxes and be respectful of the trash areas. Do not leave large and oversized items, such as furniture, in the trash areas. Please dispose of trash, recycling or compost (only offered at Cascade Commons) in the correct receptacles.

Do I need a parking permit? Do I
need to worry about being towed? What happens if I am towed?

For properties with off-street parking, excluding parking garages, we provide one complimentary parking permit per unit. Please be aware that some properties may have fewer parking spaces than units available. Additional parking permits can be obtained for $25 per vehicle per month.

Vehicles parked in off-street parking areas without a valid permit will be subject to towing. If your vehicle is towed, please contact Elite Towing at 503.724.5305.


How do I pay rent?

The easiest way to pay rent is through your tenant portal. You can also mail us a check or money order made out to

Some buildings may have a secure lockbox for rent deposits. If you are unsure whether your building has a dropbox, please contact us for clarification.

Is there anything I should be aware of with move in or out?

Please ensure that elevators, stairs, and parking spaces are never blocked. Moving should be conducted during daylight hours, between 8 AM and 10 PM. Any damage caused to the building during your move will be your responsibility.

All boxes must be flattened for recycling, and it is your duty to properly dispose of all unwanted items. Large items such as furniture left in or near trash/recycling areas or remaining in your unit after move-out will incur additional fees. Similarly, if trash or recycling areas are filled with unwanted items, a fee will be charged.

You may request a move-out walk-through if you wish, though it is not mandatory.

For non-emergency repair or maintenance requests, please use your tenant portal. In the event of an emergency, contact Kevin at 503.662.7384. After reaching out to Kevin, please also submit a request through your tenant portal for documentation purposes.
